How does per-lease pricing work?
A booking fee is charged for each lease. It is paid by the resident when they reserve or sign, not by you, unless you choose to absorb it. Room Choice charges operators no subscription, setup, or per-bed fee. The amount of the booking fee is set in your agreement with Room Choice and is shown to the resident before they pay.
What's included for every operator?
Everything. Every operator gets the full feature set: online leasing, e-signatures, automated payment processing, late fee management, maintenance requests, a resident portal, multi-property dashboards, reporting, and unlimited users. There are no add-on fees or feature gates.
How do payment processing fees work?
Payment processing fees apply when residents pay rent or fees through Room Choice. They are paid by the person making the payment, vary by payment method, and may be higher for international cards. The exact fee is shown as a separate line before the payer confirms a payment.
Is there a contract or commitment?
No. There's no minimum term, and you can stop using Room Choice with 30 days' notice.
Is the booking fee the same for every operator?
No. The booking fee is set for each operator in its agreement with Room Choice. There are no published volume tiers. Ask us for the amount that would apply to your portfolio.
How does Room Choice compare to subscription-based competitors?
Room Choice has no subscription: $0/month, $0 setup, and $0 to you as the operator, with one exception: a fee for a payment that is disputed and lost, in the amount set in your agreement. A booking fee is paid by the resident when they reserve or sign a lease, unless you choose to absorb it. Ask each vendor whether you pay a monthly subscription fee per unit or per property, and whether you pay it when units sit empty.
